We price our deck projects by the square foot.

A basic 200-square-foot pressure-treated deck runs around $30k.

Want to add built-in benches, a privacy screen, or custom stairs? You’re looking at closer to $40k and up.

For composite, that same 200-square-foot deck starts around $40k.

Once you add things like picture framing, skirting, a pergola, or a multi-level design, plan on another $10k to $20k on top of that.

Yeah, usually. If your deck is attached to the house or is higher than 30 inches off the ground, Durham County requires a permit. The permit makes sure the deck meets safety codes and won’t collapse in five years. We pull the permit and deal with inspections, so you don’t have to drive to the county office or figure out what paperwork they want. It’s part of what we do.
If you prep the surface properly and apply the paint correctly, most manufacturers claim it will last up to 5 years before you start seeing peeling or flaking. But here’s the reality: we rarely see deck paint last more than 2 years. Why? Because your deck takes a beating. Between foot traffic on the stairs and floors, rain, snow, and UV rays, paint just doesn’t last as long as the manufacturers claim.

Deck repair pricing depends on what needs fixing. Swapping out a few rotted boards and restaining them to match the rest of your deck will run you around $2k.

Now, if you need to replace wood railings with metal, fix several floor joists, and handle some structural issues, you’re looking at closer to $10k.

Throw in new composite decking on top of that, and the price climbs to $15k.

Most repairs are absolutely worth doing, though. A small problem now can turn into a major safety issue.

Staining or sealing your deck isn’t optional. It’s regular maintenance that keeps your deck looking good and lasting longer. Plan on doing it every 2 to 3 years, though that depends on how well your deck’s holding up. The best time? Right after spring hits, once it’s warm enough that you’re actually using your deck again.
Pressure-treated wood is cheaper and gets the job done. You’ll need to stain or seal it every couple of years to prevent rot and splintering. Composite decking costs more up front but requires almost no upkeep. It won’t crack, warp, or fade as wood does. If you’re planning to stay in the house and don’t want to spend weekends maintaining the deck, composite is worth it. If you’re watching your budget and don’t mind some work, pressure-treated wood is fine.
